Salt carried off the bay goes after pump housings, light rings, handrails and outdoor kitchen appliances faster than it does inland. We specify corrosion resistant hardware and place the equipment pad on the sheltered side of the house. Replacing a heater in year four is not a savings.
Anything with a roof on it gets detailed for coastal wind load, with engineered connections and proper uplift resistance. A patio cover that fails in a squall takes the outdoor kitchen underneath it with it.
The Mainland is flat, and flat yards hold water. We set deck elevations and area drains so the pool deck sheds toward the street instead of toward your slab, and we work that out before the shell goes in.
